Dock Construction & Design in Southwest Florida
Built for Our Water, Not Someone Else's
The Boat Lift Pro's design and build custom docks across Charlotte, Lee, Collier, and Sarasota Counties. Every dock we put in the water is engineered for what Southwest Florida actually does to a structure — brackish canals, tidal swing, relentless sun, and storm surge that finds the weak point in anything built to a lower standard.
We're licensed Florida marine contractors and licensed electrical contractors, which means we design the dock, install the pilings, build the deck, wire the power and lighting, and set the boat lift. One company, one permit package, one crew you can call.
Choosing Your Dock Type
Most of the decision comes down to material. Here's the honest comparison:
Fixed Docks →
Traditional piling-supported construction with wood or composite decking. Lowest upfront cost, widest design flexibility, and the right answer for most residential canals with stable water levels. Expect periodic maintenance — sealing, hardware replacement, and eventual board work.
Concrete Docks →
The longest-lasting option available. Reinforced concrete decking on concrete pilings doesn't rot, warp, or need annual sealing. Higher upfront investment, near-zero maintenance, and a service life measured in decades. Best for owners who intend to build once.
Floating Docks →
Rises and falls with the water, so your boarding height never changes. The right call for locations with significant tidal range, and for drive-on PWC ports. Available in concrete, aluminum, and modular polyethylene systems.
Not sure which fits your property? That's what the site assessment is for. Water depth, tidal range, canal width, seawall condition, and the boat you actually own all factor in — and we'd rather tell you the cheaper option is the right one than sell you something you don't need.

Permitting in Southwest Florida — What Actually Happens
Permitting is the part most homeowners underestimate, and the part most contractors gloss over. Depending on your location and scope, a dock project may involve:
-
County or municipal building permits — every jurisdiction here has its own dock standards, setback requirements, and maximum protrusion limits
-
Florida Department of Environmental Protection — required for work in state waters, with review of seagrass and benthic resources
-
U.S. Army Corps of Engineers — federal authorization for structures in navigable waters
-
Water management district authorization where applicable
-
HOA or deed restriction approval — often the slowest step, and entirely outside the government process
We handle the government side start to finish: drawings, applications, agency correspondence, revisions, and final inspection. You'll know what's required before you sign anything, and you won't be the one chasing an agency reviewer.
Realistic expectation: straightforward residential permits often move in weeks, while projects requiring environmental review can take considerably longer. We'll give you a timeline specific to your property rather than a number that sounds good on a website.
Our Process
1. Site Visit and Assessment — We come out, measure, check water depth and seawall condition, and talk through how you use the water. No charge.
2. Design and Proposal — You get drawings and a written, itemized proposal. Scope, materials, and price in writing before anything moves.
3. Permitting — We prepare and submit everything, and manage agency responses.
4. Construction — Pilings, framing, decking, hardware, and any lift or electrical work. Our own crews, not subcontracted labor.
5. Inspection and Walkthrough — We handle final inspection and walk the finished dock with you.
